Hello everyone,

We are currently in the process of purchasing a plot of land and have asked a construction company for a cost estimate beforehand.

The plan is to build a two-story single-family house with a monopitch roof (not staggered),
using 42 cm (16.5 inches) wide bricks.
The living area should be between 130 and 140 square meters (approximately 1,400–1,500 square feet).
No basement.
The details are still quite rough, but the house itself is not really my main concern here.
The estimate given was between 1,800 and 2,000 euros per square meter, which seems realistic and reasonable to us.
The shocker, however, is the garage. To gain some additional space due to the lack of a basement, we would like to have a double garage built with a small room behind it for storage. The price estimate for this is 80,000 euros.
That seems way too high, doesn’t it?
Could there be a reason why the company is quoting such a high price? Do construction companies not want to build garages and try to avoid them?

I think this is all too much.

For 20,000 euros, a 6.00 by 8.00 meter (20 by 26 feet) structure with a proper felt roof should be included.

I have done some calculations over the past few weeks; with complete DIY work, 8,000 euros should be achievable.

6x8 meters (approximately 26x26 feet) is even considered compact for a precast concrete garage when you factor in the foundation, electrical work, and two electric sectional doors.

We are also looking at over 23,000 EUR all in. For that price, you won't get a ready-built masonry garage, especially not with a wide door.

We were initially quoted about €40,000 for a masonry garage measuring 9x6m (30x20 ft) by our general contractor. We decided to go with a metal prefabricated garage of the same size, 9x6m (30x20 ft). Everything except the electrical work was included (2 windows, 1 door, 1 Hörmann sectional door 5m (16 ft) wide, interior with anti-condensation fleece, exterior fully plastered): €15,000.

Maybe they want a nice garage with a matching roof. You can’t really compare that to a prefabricated garage; it’s just a functional box.
