Hello everyone,

We are currently in the process of purchasing a plot of land and have asked a construction company for a cost estimate beforehand.

The plan is to build a two-story single-family house with a monopitch roof (not staggered),
using 42 cm (16.5 inches) wide bricks.
The living area should be between 130 and 140 square meters (approximately 1,400–1,500 square feet).
No basement.
The details are still quite rough, but the house itself is not really my main concern here.
The estimate given was between 1,800 and 2,000 euros per square meter, which seems realistic and reasonable to us.
The shocker, however, is the garage. To gain some additional space due to the lack of a basement, we would like to have a double garage built with a small room behind it for storage. The price estimate for this is 80,000 euros.
That seems way too high, doesn’t it?
Could there be a reason why the company is quoting such a high price? Do construction companies not want to build garages and try to avoid them?

What is the size of the garage? What type of roof does it have?

We just had a detached garage built measuring 6 by 8 meters (20 by 26 feet) for 15,000 euros including plastering. The roof cost 16,000 euros for a size of 14 by 6.6 meters (46 by 22 feet), so larger than the garage because there is a carport in front. Additionally, two gates at 1,000 euros each bring the total to 33,000 euros.
For 80,000 euros, I could have almost had three garages with a standard roof.

Unless this is a typo or you planned to use gold for the construction, I would remove the garage from the contract.

That also seems like a lot to me. For 40,000, we had a large, solid garage insulated, with a green roof, skylight, tiles, heating, water, sewage, burglar-resistant door and windows, etc. The gate also had custom dimensions.

Don’t do it. Buy a prefabricated garage and have it installed next to the house. Much too expensive. Karsten

If this weren’t a “go anywhere else” price, 80,000 Euros would have to include a two-story double garage with a jacuzzi on the roof terrace. Or at least a standard double garage with cars included.
