Hello dear forum,

My partner and I plan to move into our own home in 2016, or at the latest in 2017. We are from Saxony-Anhalt and want to build within the Halle / Saale area. We are both 27 years old and have a small son (1 year). Currently, we pay around 500 € (about $530) monthly rent excluding utilities for our apartment. We currently have about 20,000 € (approximately $21,000) in savings, which could increase to around 30,000 € (about $32,000) by the end of 2016. Our monthly income totals approximately 3,500 € (around $3,700).

Should we start looking for a suitable plot of land now, or wait until the end of next year to save more equity? Another question is, where can you actually buy land? We would like to handle everything through a prefabricated house provider. Should we also have them assist us in finding a suitable plot? How much house can we approximately afford?

We would like around 125 m² (about 1,345 sq ft) of living space and roughly 500 m² (about 5,380 sq ft) of land.

There are many open questions, and surely more will arise 🙂

Thank you very much, I’ve learned a bit more. For my understanding… Massa Haus and similar companies, would they be considered developers or general contractors (GC) / main contractors?

Of course, we don’t want to go for something too cheap, but at the same time, we only want to spend what we can afford.

I would still appreciate opinions on various companies you have built with. ☺️

Choose an architect with a lean structure (a small firm, preferably a one-person practice) who offers you a flat fee for their architectural services at a reasonable price—net between EUR 20,000 and EUR 27,000—and has proven themselves on the market for many years. You then contract the trades in coordination with the architect.

This way, you can eliminate significant cost factors from your budget, such as:

Commission fees for sales agents (+/- 5%)
Surcharges for the developer/general contractor taking on the cost risk
and, most importantly for me → transparency → no one gets paid for doing nothing

Massa Haus is a prefabricated house supplier and part of Deutsche Fertighaus Holding – I would classify them more as a general contractor, though they seem to specialize in shell homes (unfinished houses).

If the company also sells turnkey homes (including land), then they would be acting as a property developer.

Whether using an architect is actually much cheaper is uncertain. Volume discounts may no longer apply, they might be looking in the wrong area, they might have no contacts and struggle to find a roofer, causing delays of about 4 months or doubling the costs (with some extra compensation, a roofer can usually be found). I’m not saying this has to happen – but it can.

I’m also sure there are very well-organized general contractors or construction managers who deliver good results at reasonable prices...

When I read a recommendation like this, I don’t know whether to laugh or cry...

... but at the same time, it’s not the first time I wonder if the forum operator should require registration with verifiable personal details only. Then a user seeking information, like you, at least knows who they must hold liable for damages.

From a builder, no other response was to be expected 😀.
