Hello everyone,
We have been focusing on the topic of house construction for quite some time now—just like all of you here. I only discovered this forum quite late. I would like to share my ideas here and later contribute a building blog to give back my experience to the community.
Specifically, I currently have my plans with Büdenbender for a quote. What caught my attention about Büdenbender is their breathable, vapor-permeable exterior wall system.
Does anyone have experience with Büdenbender, both regarding the construction execution and the building materials? Are the winters warm and the summers feeling cool (in the sense of timber frame construction)?
Unfortunately, I couldn’t find any recent building blogs here, which made me a bit cautious at first. But I’ll wait for feedback.
I still plan to have discussions with Haake, Keitel-Haus, and Hamag Massivhaus GmbH. I would also appreciate any experiences or opinions regarding them.

May I ask what the personal effort looks like when building with an architect? How should I imagine the process? I myself hardly have any craftsmen contacts or family members who are skilled tradespeople, and I am not a tradesperson either.

By the way, I meant that you should visit new housing developments and ask homeowners from the provider there, WITHOUT contacting the provider beforehand. Who could prevent you from having a non-binding conversation with these clients, other than the clients themselves?

The architect will also contact various tradespeople on your behalf to request quotes. It is just easier if you have such tradespeople to bring in when you choose open contracting, compared to a prefab house or a turnkey contract.

After a short forced break, I’m back to share my experience... NOT OFF-THE-SHELF PRODUCTS.
After endless discussions with suppliers, we needed some breathing room.
I have now decided to go through an architect who also runs a construction company (GmbH) and offers turnkey building services.
I have two specific questions:
I) Together, we roughly estimated the cost per square meter of enclosed space at about 320€ (350 $) ---> realistic?
II) The costs for planning, etc., will be charged when awarding the contract to this GmbH at the same time ---> problematic or good?
To me, this building approach sounds very trustworthy, and I now hope to have finally chosen the right way to proceed.

project201519 Jan 2015 23:31Yes, exactly—a construction company (family-run business) and an architectural firm (commercial), which also have subcontractors available for the remaining trades.
However, I communicate directly with the architect (graduate engineer) from the very beginning. Until now, I always had to deal with sales representatives, study countless brochures, and then somehow explain everything to my wife, who unfortunately understands even less about construction than I do.
Would you choose to build again with an "architect offering turnkey construction"? Or did the price and other factors possibly not meet expectations in hindsight?
