Hello everyone,

We have been focusing on the topic of house construction for quite some time now—just like all of you here. I only discovered this forum quite late. I would like to share my ideas here and later contribute a building blog to give back my experience to the community.

Specifically, I currently have my plans with Büdenbender for a quote. What caught my attention about Büdenbender is their breathable, vapor-permeable exterior wall system.

Does anyone have experience with Büdenbender, both regarding the construction execution and the building materials? Are the winters warm and the summers feeling cool (in the sense of timber frame construction)?

Unfortunately, I couldn’t find any recent building blogs here, which made me a bit cautious at first. But I’ll wait for feedback.

I still plan to have discussions with Haake, Keitel-Haus, and Hamag Massivhaus GmbH. I would also appreciate any experiences or opinions regarding them.

Hello Project,
in the prefabricated house industry, it is common for sales representatives to work as independent contractors and, unfortunately, they often change their employer quite frequently. It might be the case that your salesperson has not been with the company long enough yet to show reference homes. You might want to contact the manufacturer directly.

Hi,

I agree with you. However, I recently met an older gentleman who studied civil engineering and apparently has a very good understanding of the subject. Of course, every company promotes THEIR product as THE BEST (they all do). It is up to me to separate the wheat from the chaff, of course.

I am at a slightly earlier stage myself, namely deciding WHAT to build (solid construction/timber frame) and then HOW (model home providers, local companies).

Together with you, I am sorting out some of the pros and cons and trying to gather experiences. There are millions of providers... comparing them all is pointless!

I know three couples who built with Keitel-Haus and were very satisfied. Everything went smoothly, and they received support throughout the process (building permit / planning permission, rejection/alternatives, etc.). The house was completed approximately 4–5 months after construction started.

We initially had a discussion with Keitel-Haus as well but ultimately decided to build with an architect. I can only say that the prefabricated home providers offered what the architect later estimated. The prices of the “high-quality” prefabricated home providers are therefore very fair and not bait-and-switch offers.

However, may I ask why you still chose to build with an architect? And how exactly does the construction process work then? The architect also delivers the house as a turnkey project for you, right?

We also had discussions with Keitel-Haus and liked their wall construction. We definitely wanted a quote from Hacke as well, but they somehow have communication problems. The saleswoman at the show home park was very reserved and somewhat condescending. In our town, Hacke is selling plots of land, and we called the responsible person several times. At first, we didn’t receive any documents, then he stood us up at an appointment, and later said he would call us back. Well – we’re still waiting for that call.

We also didn’t have good experiences with local homebuilders: appointments were canceled, and we were even kicked out of the office because we didn’t like the initial design, etc.

In the end, we decided on a solid construction house manufacturer from eastern Germany and have been very satisfied so far. We planned everything freely with an architect from our local area.

Of course.
We are managing the construction through direct contracts with individual trades because we have a few contractors we prefer to work with, and also because Keitel-Haus would not remove the window installation from their package (windows are installed at the factory), even though we have a window installer in the family.
At Keitel-Haus, some self-performed work is possible, but they said that almost all clients choose the complete 'package'.
That is why we opted for direct contracting with the architect.
