There, I estimate the sun’s position to be around 3–4 pm in June or July. You can clearly see that the balcony is not really exposed to sunlight yet, so the sun is only just starting to enter the rooms. In winter, the building facing south will not let any sunlight into the loggias 🙁
Regarding the second children’s room: if there is only one child anyway, it’s a great walk-in closet/office. You have to keep in mind that this is an apartment from a developer—I assume the building will be renovated? In that case, this is a good floor plan. I have seen worse!

if a lot more natural light could enter the living area.
If the gut renovation also involves the walls and the light-colored walls could be repositioned, I would see a lot of potential for myself.
