ᐅ How to find a property (house/apartment/land) anywhere in Germany?

Hello everyone!

My situation:
I am married with no children, planning to work for another two years and then retire at 57.
I currently live in Cologne, mainly because I work here, but I am not attached to the city. In fact, the (German-speaking) world is basically open to me for my (pre-)retirement.
I have not owned a car for over 20 years and don’t intend to own one again.

Expected finances in two years:
  • Assets: about 700,000 euros
  • Passive income: 3,000 euros net/month
  • Current expenses: 1,800 euros/month (including 800 euros for rent and utilities), meaning if I stayed in my current rented apartment, I would save around 1,200 euros every month.

What I am looking for now is a place to live for the rest of my life, meeting the following conditions:
  • Quiet. VERY quiet!
  • Shops for daily necessities within walking distance. As I said, no car!
  • About 100 square meters (1,076 square feet) of living space. A garden is not necessary, but possible.
  • Suitable for seniors. Not necessary yet, but will certainly become important eventually.
  • It can also be an apartment rather than a house, as long as I rarely or never hear the neighbors (I know this is hard to predict).
  • Not sure if it still needs to be mentioned nowadays, but reasonably fast internet is a must.
  • Preferably located either right by the water or in the mountains.

Very roughly estimated, this means I can either:
  • Rent something for up to 2,000 euros per month including utilities => I would break even monthly and not touch my assets.
  • Buy/build something for a total cost (including moving costs, new furniture, and all expenses related to the property) of 600,000 euros. I want to definitely keep 100,000 euros as a reserve.

Since I do not use a car myself, my first thoughts go towards car-free locations, for example some of the German islands (I am not worried about feeling isolated on an island).
However, a penthouse apartment or simply a quiet location would also be suitable.

My questions:
  • How do I find a place like this? The problem with real estate websites is that the searches mostly start with entering a postal code. But I am flexible and cannot realistically search all postal codes one by one. Real estate agents usually work locally anyway.
  • When should I start searching seriously? The earliest opportunity to move will be in less than two years, but there is no objection to staying longer in my current rented apartment if circumstances require it.

Of course, things can look completely different just 10 km (6 miles) away.
The important thing is to feel comfortable within walking distance. Whether it’s the charming chapel that invites you to dream, or the weekly music rehearsal that drives you crazy, and that dialect you don’t understand.

Try googling Bad Kissingen or Bad Bocklet.
Many of your wishes could be fulfilled there.

Nice property, but a rent of 2,500 is quite high for a 4-room apartment. You could afford it. There is enough equity available to use up.

The luxurious 4-room suite is located on the first floor.
The living room is really spacious, about 44 m² (470 sq ft), a place where family and friends will enjoy gathering.
The balcony offers enough space to transform it into an open-air dining area during the summer.
There are several new buildings standing close to each other nearby.

It sounds like a spot of complete tranquility—if only neighbors don’t move in who use their apartments exactly as described in the brochure.
By the way, I see seclusion differently—not when the area is covered with multi-family buildings (even if high-quality). On the other hand, there is no local grocery store in the village.

I have been car-free for 20 years (and that doesn’t just mean I don’t own a car, I also haven’t driven one in that time), and especially since I don’t plan to visit relatives by car, we simply have to do shopping on foot. Yes, cycling would work too. For now. At least for the next few years...

Like @hampshire, I don’t see peace and a central location as mutually exclusive, and I would follow @nordanney’s approach:
Islands would be a no-go for me, since senior-friendliness also means being able to reach specialists by bus and train or get to a hospital when needed. It is what it is.
Flat countryside has advantages if you use a bike. Then it depends on whether you like being near water.

Since I personally now often take short trips with my husband within Germany, I know few places by lakes and the coast. Every time I say: look, here’s a nice apartment close to the water, daily outdoor exercise and a small town at your back. So far almost everywhere has been lovely. Living where others vacation sounds appealing to me. One place is windier, another has a harbor. One has the community right on the water, another a bit more inland. One is a spa town, another has a thermal bath.
Everyone has their preferences: so East Frisia is out for me, but it hits close to Rügen. Does Rügen have a hospital? If not, maybe the Müritz area. Oh, no interest in the east? Maybe Grömitz then? Too conventional? Maybe Travemünde would suit. Tide person or no? Or rather the hills and mountains further south toward Italy…
But it’s no use listing our experiences here; surely you know and have grown fond of some places yourself. Just because an island is car-free doesn’t make it a preferred option. You often remain an outsider there, which isn’t pleasant either. Small communities have almost everything you need, and as a pedestrian it’s safe too.

Personally, I would only rent. And somewhere a bit more central to a town with a fitness center, doctors, nearby recreation areas, and a train connection to a larger city. The town center must give me security. I want to feel comfortable when I step outside.
Why bother with a garden if it doesn’t benefit me? Why deal with paying a second rent on top of a condo?
If you have the money, go for it. For me, Mallorca, Andalusia, or Rhodes would also be an option.

What hobbies do you have?
Golf, swimming, hiking, shopping?
Not really handyman work. Maybe reading, education, volunteer work?
Think about where and how you can best fulfill yourself, and then look for the place accordingly.
