160 m² (1,722 sq ft) – it’s unclear how detailed your equipment and finishing preferences are, but with a budget of 400,000 euros, it should be feasible (excluding land).
250,000 euros for the house, 60,000 euros for the basement, 45,000 euros for additional construction costs, 15,000 euros for the kitchen, 30,000 euros for the garage, painting, flooring, and a second staircase? ^.^
Not sure if this helps, but it seems reasonable based on experience. You might want to ask a building expert.

In my opinion, you will only manage this if there are no major additional foundation costs or other unforeseen expenses, and if you keep control over upgrades during the specification process. EUR 400,000 will be required for the house—turnkey version—with a masonry garage (without basement) and medium finishes (not including the preferred aluminum windows yet). On top of that, you have the typical additional construction costs, expenses for painting and flooring, as well as reserves for extras. Some driveway work and preparation of the parking space will certainly be necessary, but there is no room for this within the overall budget.

According to the offer from the developer/architect, the 400T include everything with plastic/aluminum windows and a garage without a basement. The costs for painting and flooring are also included. The usual additional building costs, of course, are not.
