Hello,
We are currently still searching for a plot of land in the Ulm area and are in the decision-making phase about whether to build a prefabricated house or a solid construction house.
Does anyone have experience with the prefabricated house manufacturers Schwörerhaus, Bien-Zenker, Lehner, Kampa, Steif, or others?
We recently visited the Schwörerhaus headquarters in Hohenstein-Oberstetten and were quite surprised when we saw the prices for their display homes – 140 m² (1,507 sq ft) with a basic basement, KfW 55 standard – around 300,000€ (turnkey). Is this price normal (then we need to recalculate), or is Schwörerhaus just very expensive?
Of course, Schwörerhaus is mostly known for very positive reviews, but what about the other prefabricated house manufacturers?
We would appreciate some current feedback and experiences.
Best regards,
Ulmerle

No one said that an entrance staircase would be included.. Oh dear, sometimes the customer really has expectations like a king, it seems. If the ground floor at the entrance is more like a raised ground floor, and the contract does not include an entrance staircase, then none will be built. Why should the builder give it for free? Just because the customer forgot to order it? You really should read carefully before signing a contract!
And of course, "turnkey" does not mean "locking system included." It only means the basic Euro profile cylinders from the hardware store discount, since the customer will just put those aside and install their own locking system. I also change the default code "123456" on a keypad to my own password first.

and I can only recommend reading the negative experiences—Not the fake positive “Oh how great” reviews. The share of fake negative reviews is just as high as that of exaggerated positive ones. A serious statistician always discards the highest and lowest percentiles in their mind: whether fake or not, these are outliers that blur the overall picture.

Ask about screed in the basement But please do so before signing, not afterwards on a forum when it wasn’t ordered.

That’s about 6,000 saved by Schwörerhaus Great if you can save that much— for a utility basement, I would do that anytime. The potato stockpile and the shelf with jam jars won’t mind at all.

Türmann says that’s just a 2cm (0.8 inch) slope… what am I supposed to do about that? File a complaint. Not the island, but a registered letter with a formal complaint.

Turnkey means almost finished..
at least with my SchwörerhausTurnkey means the house is lockable. Move-in ready means the house can be occupied. This is true regardless of the builder; it’s always the same.
What becomes clear here again is that homebuilding companies do not prioritize informing uninformed customers enough to make them aware of the additional costs they will still have to bear in their individual case. They always refer to the scope of work specification, fully aware that the customer does not fully understand it. Instead, they want to consume as much of the customer’s budget as possible already with the base price of the house.

I also had a turnkey contract... only no one mentions that there is no entrance staircase....
Screed was not included in the basement.
But the doors were installed. The screed specialist says the risk is high... best to remove the doors.
....
Turnkey means almost finished..
......
Garage is neither insulated inside,
.......clad nor does it have a finished floor or straight door openings... The door installer says, there is a 2cm (0.8 inch) slope... what am I supposed to do?
. .....1.80m (5 feet 11 inches) height up to the front door
Ask about screed in the basement
Then, the locking system..
Antenna sockets? No, not with Schwörerhaus. That costs extra.Ignorance has never helped anyone.
Therefore: inform yourself first, then build.
And don’t blame the building partner for everything.... I bet a lot of information was shared but simply didn’t get through to the homeowner.
And now comes the online tour with insults.
