Hello housebuilding experts,

I need your help, or rather advice/opinion.

Current situation:
- The property listed below is available
- The "existing building" is as drawn
- I am planning the "extension" and "new build"
- The blue dotted line indicates the setback of 2.50 m (8 feet)
- The blue dashed line indicates a 3 m (10 feet) driveway to the new build
- Both the new build and extension are single-story (though I might need to go to two half-stories here)
- The existing building has 2.5 floors
- Located in the town center of a village with 4,000 inhabitants
- There is no zoning plan for this property
- Parking spaces are 5 x 2.30 m (7 x 7.5 feet)

My concerns are (despite almost studying the state building code):
- Will the setbacks be sufficient?
- Is the driveway for the new build acceptable as shown?
- Is the extension feasible as planned, or could there be regulations that might affect it?

Section 34 practically means, if applicable, "de facto building envelopes" defined by the street setbacks of existing surrounding buildings. Boundary setbacks are typically the nominal "common belief" values of 3.0 m (10 feet) or, in Baden-Württemberg, 2.5 m (8 feet), only if half an hour fire resistance is not required. There may be provisions in the state building code or local regulations regarding the access width to rear buildings, which are primarily related to fire truck accessibility. The question of "de facto building envelopes" cannot be answered without considering the surrounding properties.

If the front house has no roof overhang and no gutter/downspout, the usable clearance for passage is reduced.
