MilanhioHello everyone,
we are currently looking for a general contractor / developer to build a bungalow (100-125 sqm (1,076-1,345 sq ft)) in the greater Bielefeld / OWL area.
In terms of construction, we would prefer to avoid polystyrene or similar materials. The bungalow should be built with a basement (partial basement possible) and delivered as a turnkey project.
I already have a plot of land, but the planning still needs to be done.
I have contacted about 15 companies, but half of them have not responded.
I have been in talks with Viebrockhaus and Favorit (although the latter seems very expensive at first glance).
Among the “local” companies, I am still in contact with Aesthetik-Haus and schwenker24.
Has anyone had experience with any of these companies?
Does anyone have further recommendations for me?

There is a moderated section called "Experiences with House Building Companies" where you will find several relevant companies discussed. Your region is not that rare here, so try searching by your town name (or the nearest district towns) or the names of companies you already know, and you will find them reviewed or their competitors mentioned. If the plot suggests a partial basement (which is usually only the case on a clearly visible slope), it is highly recommended to plan with your own architect.
That is normal or even a good response rate if you made unsolicited inquiries without recommendations, and the companies could not tell that they were “only” among fifteen applicants (as they naturally assume there might be more). Preparing solid offers takes valuable time from qualified people—no one spends that time to play a kind of Russian roulette when pursuing a potential contract.
