We have the opportunity to buy a plot of land that is 22m (72 feet) wide and 65m (213 feet) long. It is a north-facing lot. How do you usually approach a situation like this? Do you position the house towards the back or the front?
I have uploaded a few pictures for better understanding. The map excerpt is oriented north.
One important criterion for us is "maximum sunlight." Where should the main entrance be located? How can we create a southwest-facing terrace?

I don’t really understand it. 1. You want to build on land where building is generally not allowed. "Outside designated building areas" means that only farmers, gravel pits, fishing operations, or similar activities are typically permitted to build there. Otherwise, anyone could just build a house anywhere without restriction. The purpose of §35 is to prevent urban sprawl.
2. You are quite fortunate that you are still allowed to build your house there. You will receive an exception permit.
3. You will only get this permit if you obtain a positive nature conservation approval. Honestly, I don’t know much about this—especially not in Mecklenburg-Western Pomerania (MV). Check the Nature Conservation Act of MV (NatSchAG M-V) or ask your architect. They should be informed.
We also did some construction work outdoors. For this, we needed approval from the nature conservation authorities. They required an "assessment of the impact on nature." Fortunately, we were allowed to carry this out ourselves, which saved us from additional costs.
