When I request quotes from different prefabricated house manufacturers (location Munich), I often receive prices of €2200-2700 /m².
- Does this refer to living space or built-up area?
- Which major cost items are not included in this price?
Are costs such as soil testing, architectural services, possibly surveying, additional construction expenses (electricity, water, construction insurance, temporary toilets, etc.), fees for building permits / planning permission, earthworks, and similar items already accounted for here?

With the prefabricated house companies on your list, architectural services and earthworks (limited to "normal" conditions and usually without removal) are generally included. All other items are additional, as are internal infrastructure and stormwater drainage.

From the perspective of the prefabricated house supplier, they will tend to try to limit or avoid costs that they cannot accurately estimate or control themselves. This particularly includes earthworks. The area that is 100% the responsibility of the prefabricated house builder is everything that takes place above the top edge of the concrete slab ;-)

What would be really helpful (although it might go beyond the usual scope) is to learn about all the possible costs that are not directly related to the house construction (services of the prefab house company). To make a detailed comparison of a construction service specification, of course, knowledge of all possible cost items is necessary.
Do you think we can manage that?
Items that cause costs around the actual house construction:
Costs for building plan approval (building permit / planning permission)
Additional construction-related costs such as electricity, waste disposal, portable toilet, water
Soil testing
Earthworks
Removal of debris
Possibly delivery and purchase of gravel for backfilling after the house is built?
Insurances
Site security and possibly preparation for a crane
Resurveying? (Is this necessary if there is already a development plan? In theory, my neighbor could have simply extended their fence one meter into my property, right?)
Costs for financing (commitment interest in case of extended construction time)
Mortgage registration or transfer.
