I have already read several times that you should make sure to conduct negotiations with the building company through construction professionals and definitely not with salespeople. A silly question: how can I tell the difference? Should I ask the person to show some kind of documentation proving that they are really a construction expert? Does something like that exist?
In many cases, you won’t have a choice – many companies we visited handled these separately.
That said, not all salespeople are automatically unprofessional – we encountered both types: those who could answer questions and those who couldn’t, or even worse, those who made things up.
What is probably true is that you shouldn’t rely on “promises” and “assumptions” – like the idea that “yes, 10cm (4 inches) taller windows are no problem and can easily be changed when the time comes,” only to find out in the end that it’s not possible because it would compromise the stability of the house.
Are you concerned about things like this, or are you looking for neutral advice? You’re most likely to get that from an architect or an expert (although they, of course, also have strong opinions). A specialist from a company that only builds with aerated concrete blocks is unlikely to start praising hollow bricks or promoting prefab houses from Denmark.

Bauexperte26 Oct 2015 00:23Good evening,
What, in your opinion, is the difference between sales representatives and construction professionals?
Salesperson "A" sells you offer "A"... sales representative "B" sells the product of their business partner "B," and even the architect sells you their product "C." In other words, everyone is a salesperson 😉
Best regards, Bauexperte

The real question is whether the seller is "just" a seller, or—as in my case—also the construction manager (or architect, or something else).
For me, it was important to have the same contact person from start to finish. This will only happen in very rare cases or with very small companies, and if they were good at both roles, then you probably found a very rare example.
