I have already read several times that you should make sure to conduct negotiations with the building company through construction professionals and definitely not with salespeople. A silly question: how can I tell the difference? Should I ask the person to show some kind of documentation proving that they are really a construction expert? Does something like that exist?
So far, we have had discussions with two companies: one with a sales representative who mainly handles office work, and the other with the owner, who comes from a construction background and is still actively involved on site. The conversations were very different, and the overall impression was quite distinct as well. I guess this is what the question refers to.
