My husband, our sons, and I visited the model home park in Fellbach yesterday.
To be honest, I was a bit shocked by the prices of the houses there. And none of them include a plot of land, a kitchen, or anything else like that...
This Bien-Zenker model would be okay for us with some minor modifications. At first glance, it seems affordable.
From the brochure, I can only tell that we would still need to take care of bathroom fixtures, flooring, painting, and so on. And of course a kitchen and doors. Is it possible to manage with a budget of €100,000 to €150,000 (approx. $110,000 to $165,000)?
What else might I have missed? What does "from" the foundation slab mean? Does that imply the foundation slab is not yet included?
Maybe someone here has already built a prefab house and can help me understand what’s written on the document.

Many houses for sale were built in the 70s and 80s, when other features were probably more important than they are to me today.
I don’t expect to be able to build a palace for 600,000€ (around $650,000).
Living-dining area, large kitchen, guest toilet, small office, and utility room on the ground floor; upstairs, one bathroom with a bathtub, a bedroom, two children’s rooms, and that’s it. No basement, no marble or any other fancy stuff... I thought this would be possible.

Mamahoch217 Jun 2019 16:15Yes, there are plots of land that are affordable. You don’t need to spend more than €100,000 (about $110,000) to have a small garden for the kids while still being within walking distance of schools, swimming pools, and sports clubs.

That means: your desired space program fits in less than 160m² (we built exactly that).
320,000 + 35,000 + 25,000 = 380,000 euros
plus land 100,000 euros
plus approximately 10% buffer (which you should always have for new builds) = 40,000 euros
=> with 520,000 euros you’re covered. Without a basement, without a garage. Without high-end features like KNX.
Prices can of course increase with higher standards or a complex/large plot.
That means: your desired space program fits in less than 160m² (we built exactly that).

Energy Saving Ordinance, building specifications, additional building costs, etc. There are general contractors who offer traditional masonry construction, and there are flexible timber frame companies. Nobody can build quickly. With your current planning status, moving in will more likely be in 2021 than in 2020.
