Hello!
My husband, our sons, and I visited the model home park in Fellbach yesterday.
To be honest, I was a bit shocked by the prices of the houses there. And none of them include a plot of land, a kitchen, or anything else like that...
This Bien-Zenker model would be okay for us with some minor modifications. At first glance, it seems affordable.
From the brochure, I can only tell that we would still need to take care of bathroom fixtures, flooring, painting, and so on. And of course a kitchen and doors. Is it possible to manage with a budget of €100,000 to €150,000 (approx. $110,000 to $165,000)?
What else might I have missed? What does "from" the foundation slab mean? Does that imply the foundation slab is not yet included?
Maybe someone here has already built a prefab house and can help me understand what’s written on the document.

good that you found your way to the forum. From your questions, it’s clear that you still need to gain a lot of knowledge before making the investment of a lifetime.

“From the foundation slab” means that the foundation slab and all work before that (e.g., earthworks) are your additional costs. Possibly soil reports, drainage, soil replacement, ground stabilization, etc.

It also seems that the complete tiling of the bathrooms (floor and wall tiles!) is not included. Additionally, all other floor coverings are extra. Sanitary fixtures, interior doors, and painting work should be clear in what is meant. Painting work probably also includes wallpapering and all sealing/splash protection tasks (silicone/acrylic, etc.).

Furthermore, I’m not familiar with the standard from Bien-Zenker. You should find out how many electrical outlets, for example, are included. Also, consider items like an outdoor water tap and an external power outlet.

And overall: The complete landscaping is probably not included. No terrace, no entrance stoop, no fence, no driveway paving, and of course, no garage.

Regarding the price, I’m not an expert. €100,000 (about $110,000) is never going to work. Of course, this depends on your wishes and the plot, etc. Earthworks depend on the plot conditions. With sanitary installations, floor coverings, landscaping, and so on, there is a huge range of possibilities. By doing some of the work yourself (painting, landscaping), you could roughly save €5,000 to €15,000 (about $5,500 to $16,500). Overall, I would rather estimate between €150,000 and €200,000 (about $165,000 to $220,000).

It’s also unclear what the additional costs for connections such as electricity, water, telecom, and possibly gas are. Are they included?

You should also find out what is meant by the “Comfort Climate Heating Plus.” Others here can probably answer that. It certainly raises some questions for me.

Are you the Mamahoch2 from the blog with the same name?

From the foundation slab onward means without the slab, without earthworks, etc.
Be sure to check the electrical installation in the scope of work description, as quite a few additional items will be added.
The same applies to the plumbing.

Stairs, doors, floor coverings, wall coverings, window sills, all missing from the fine print for the parts provided by the builder.

I don’t consider it a bargain.

I somehow had the idea that you find a plot of land, put a house on it, and can almost move in right away. That’s why we considered a prefabricated house. We live with our two young sons near Stuttgart, and my husband will be taking a job in Hildesheim. Long-term, we prefer to own rather than rent, and I don’t want to subject my children to multiple daycare and school changes. So the plan was for my husband to move ahead to a furnished apartment while I stay here with the kids until the house is finished. For that reason, a prefabricated house seemed ideal to us...
