Hi,

we recently noticed that the wall of the chimney facing the attic is damp. Somehow, water is coming in through the roof or from the chimney above the roof.

We had a metalworker check it, and they said the chimney needs to be clad because water is seeping through the outer stones (chimney cladding) or their joints and then running inside.

The quote is
  • 3.4 sqm (36.6 sq ft) zinc cladding, 0.7 mm (0.03 inch) thick = €122.50
  • 1 stainless steel cap, 1 mm (0.04 inch), 1.75 x 1 m (5.7 x 3.3 ft) = €98
  • 3.5 m (11.5 ft) side flashing at 30 = €42
  • 2 m (6.6 ft) apron flashing at 40 = €40
  • Solder and operating materials = €50
  • 20 hours of labor (2x10) = €1100
Total net €1452 and gross €1728, quite a substantial amount.

I had no idea what something like this costs and wanted to check if these numbers seem "okay."

What do you think?

Cheers
Martin

Well, the biggest cost here is the labor. Downside: you can deduct it, but please make the payment by bank transfer.

Well, 20 hours...
We had our fireplace covered with slate, about 3 sqm (32 sq ft).
It cost 400 net. Two people completed it in a short morning.
