ᐅ House 13 sqm Larger, Additional Cost €30,000

Hello everyone,

I have read a lot in this forum and now I’m making my first post. I’m looking forward to your opinions.

We are almost finished with all our planning, but now we have to decide whether to go with the smaller house or the slightly larger one. The "small" house is a townhouse with 133 sqm (1,433 sq ft). The larger version has the same floor plan but is 13 sqm (140 sq ft) bigger, totaling 146 sqm (1,571 sq ft). The additional cost for the 13 sqm (140 sq ft) is 30,000€.

We’re unsure whether to settle for the smaller house or opt for the larger one. Currently, there are two of us, but we plan to have two children in the future. Some rooms are even less than half a square meter smaller, so we’re wondering if the extra 30,000€ is really justified or necessary for the 13 sqm (140 sq ft) difference.

What are your thoughts?

@Stoxxler If it’s really just a slightly elongated floor plan, then it’s mainly about material costs. A few more bricks, some extra plaster, paint, and flooring. That’s it, and it definitely isn’t 30K. Just politely discuss your desired package again and ask for a comparable cost estimate – realistically, it should be around 15K (MAX 20).
I wouldn’t assume any rip-off or cause unnecessary stress. Maybe they just overshot, and you can work it out together. You have nothing to lose ;-)

If we were now talking about 110 versus 123 sqm (square meters), I would clearly recommend more space and the additional investment. However, 133 sqm (square meters) is already a comfortable size that you can work with. If the extra space is not necessarily needed on a permanent basis, I would skip it. An additional 30,000 is not a small amount.

I wouldn’t accuse anyone of overcharging or cause any stress. Maybe they just overestimated, and you can sort it out together. You have nothing to lose ;-)

Yes, that sounds reasonable, especially since the relationship has been very positive.
I think we’ll proceed like that.

Without showing floor plans, it is even harder to assess than it already is...
In case you, @Stoxxler, have only taken this hint literally until now, here’s a less subtle reminder: Show us the floor plans! 😉

Without knowing the floor plans, it is impossible to assess the situation. In general, costs can range anywhere from 1000 to 2500 euros.

I agree. Show the floor plan to see if it would actually "win."
