ᐅ House 13 sqm Larger, Additional Cost €30,000

Hello everyone,

I have read a lot in this forum and now I’m making my first post. I’m looking forward to your opinions.

We are almost finished with all our planning, but now we have to decide whether to go with the smaller house or the slightly larger one. The "small" house is a townhouse with 133 sqm (1,433 sq ft). The larger version has the same floor plan but is 13 sqm (140 sq ft) bigger, totaling 146 sqm (1,571 sq ft). The additional cost for the 13 sqm (140 sq ft) is 30,000€.

We’re unsure whether to settle for the smaller house or opt for the larger one. Currently, there are two of us, but we plan to have two children in the future. Some rooms are even less than half a square meter smaller, so we’re wondering if the extra 30,000€ is really justified or necessary for the 13 sqm (140 sq ft) difference.

What are your thoughts?

The question is what you get for the 30,000 euros (€30,000). If it’s only about square meters, that seems like a lot. If it significantly affects the usability of the house, then it’s a small amount (because otherwise the rest might be a poor investment). You’re buying a house, not just living space. That is an important difference.

I would like to point out that children usually live in the house for only about half the time (at least in Germany). As a result, the house can quickly feel too large as you get older, especially if you plan to spend your entire life in it.

For me, it was just under 14,000 EUR for 12 sqm (129 sq ft). The price is excessive unless it included an additional bathroom.

We had a 300 sq m (3,229 sq ft) house until about three years ago, and when the kids moved out... it was too big for just two people. So we sold the house and built ourselves an age-appropriate bungalow 😉 so never say... you only build once 😉

Of course, the floor plan needs to be adjusted. It’s simply not sensible to just expand the exterior walls without moving interior walls and redesigning the rooms.
