Hello,

here is attempt number 2 for your opinions on our planning.


Development plan/restrictions
Plot size: 1500 m² (16146 sq ft)
Slope: minimal
Roof type: gable roof


Owners’ requirements
Style, roof type, building type: Swedish house, gable roof, timber frame construction, passive house, 122 m² (1313 sq ft) living area
Basement, floors: crawl space, 1.5
Number of occupants, ages: 3 (35, 34, and 5 years)
Fireplace: 1 (in the living room)


House design
Planning by: engineering firm


One more note on orientation / building technology: A 10 kWp photovoltaic system will be installed on the south-facing roof side to provide hot water and heating.

100 € gas costs per month correspond to 20,000 kWh of energy consumption... is that normal for a new build? Ohh okay.

Where did you get these consumption figures from? And who do they apply to?
Has a seller of passive houses commented on these data?

Sorry for going off-topic – but purely from an economic perspective, it’s hard to justify a passive house – I don’t want to say more than that. And if your seller claims that you can save €100 on gas and €100 on electricity with a passive house compared to a conventional new build, I would be a bit cautious – also regarding other statements (hence my slightly sharp comments).

It seems this topic is settled. If you want southern sunlight, you could place the living room instead of the placeholder room, or rotate the house... But no matter how you turn or adjust the house and the layout, the plot isn’t really suitable for a passive house in the location you want to put it.
I wouldn’t do things halfway with window and room positioning. Privacy and the garden need to work first and foremost, then you can think about efficiency.
A crawl space is probably something you need to get used to, and it’s not always well understood. I once got to enter one that was about 1.50 meters high (5 feet). It’s not for the faint of heart!
