Hello,

here is attempt number 2 for your opinions on our planning.


Development plan/restrictions
Plot size: 1500 m² (16146 sq ft)
Slope: minimal
Roof type: gable roof


Owners’ requirements
Style, roof type, building type: Swedish house, gable roof, timber frame construction, passive house, 122 m² (1313 sq ft) living area
Basement, floors: crawl space, 1.5
Number of occupants, ages: 3 (35, 34, and 5 years)
Fireplace: 1 (in the living room)


House design
Planning by: engineering firm


One more note on orientation / building technology: A 10 kWp photovoltaic system will be installed on the south-facing roof side to provide hot water and heating.

I believe @Vogtländer means that he would rather put the monthly savings on additional costs, for example gas, into the loan. However, the initial investment costs are naturally proportionally higher than the later savings. But we had already tried to convince Vogtländer of this earlier, which did not work.

If you want to repay over 70 years! (assuming 2.5% interest), then yes. Provided that the interest rate does not increase after the fixed-rate period.

I have a fixed interest rate for 20 years at 1.25%.

Is this a new build?! €200 more per month for electricity/gas? Then your new build is 500 m² (5,382 sq ft) or you did something wrong.

Why €100 of electricity and €100 of gas per month are normal costs when that is sufficient (Energy Saving Ordinance standard). I am not even talking about rising energy prices.

Are you sure?

I can’t find anything comparable for 20 years from KfW or SAB.
