Hello,

here is attempt number 2 for your opinions on our planning.


Development plan/restrictions
Plot size: 1500 m² (16146 sq ft)
Slope: minimal
Roof type: gable roof


Owners’ requirements
Style, roof type, building type: Swedish house, gable roof, timber frame construction, passive house, 122 m² (1313 sq ft) living area
Basement, floors: crawl space, 1.5
Number of occupants, ages: 3 (35, 34, and 5 years)
Fireplace: 1 (in the living room)


House design
Planning by: engineering firm


One more note on orientation / building technology: A 10 kWp photovoltaic system will be installed on the south-facing roof side to provide hot water and heating.

Alright, back to the floor plan.
Is the crawl space accessible from inside the house? If yes, how is the staircase designed?
The bathroom fixtures are also of interest. Why is the bathroom entrance recessed like that? It takes up unnecessary space that you could save by moving the wall a few centimeters (inches).

I looked into the crawl space. I only read about disadvantages, and it doesn’t fit with today’s building philosophy. It is generally not suitable for storage, as a lot of moisture is to be expected.

In my building, which was subsidized as only KfW 70, with approximately 160 sqm (1,722 sq ft) of living space and 85 sqm (915 sq ft) of usable area, I paid 45 euros monthly for heating and hot water on average last year. The potential for savings is therefore already very small, well below the mentioned 200 euros. Household electricity consumption is the same in a passive house.
