After reading and gathering information here for several weeks, I am now ready to participate actively.
We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.
For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.
If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.
Has anyone here had experience with the company DHI or can share insights about this billing model?

We are also building in Saarland, but the company doesn’t ring a bell for me, which doesn’t necessarily mean anything.
If you choose such a setup and the contracting party DHI acts or will act as the general contractor, it depends on the contract terms. In cases like this, I can only advise you to invest some money and have a lawyer review the contract. There are various resources available for this, such as the Association of Private Homeowners, the Homeowners’ Protection Association, consumer protection agencies, etc. They can tell you whether what you have in mind (who does what and who is responsible for what) is also clearly defined.
What makes me cautious is the payment to subcontractors (tradespeople) directly or direct claims on tradespeople in case of the general contractor’s insolvency. But as I said, everything depends on a contract structure that makes sense for you.

Since we have only heard good things about the company so far, we will now be building with DHI as well.
We have already looked at several houses from acquaintances. In all of them, very clean and, in my opinion, good work was done. I’m curious to see how it will go – construction is scheduled to start in spring.
How far along are you?

You will find color-highlighted fields at the top right of every window in the HBF with your "Nick", next to "Conversations" and "Notifications". Check under "Conversations" and you should find what you’re looking for.
