I have been reading this forum for some time now and have also done some research on the topic.
However, I do have a question. I’m still not completely clear on how working with an architect actually works. I understand that architects charge their fees according to HOAI.
The thing is, we haven’t fully decided yet whether we want a solid construction house designed by an architect in cooperation with a local builder, or a prefabricated house. One of the key factors in this decision will naturally be the price. So in order to have a basis for comparison, besides the prefabricated house offers (we are already in early talks here), we would also need a first floor plan from the architect, which would then allow for a cost estimate or a quotation.
But at what point does the architect start charging a fee? Is it already for creating the floor plan? Because if I decide against it afterward, that money would be wasted, and I’m not really willing to accept that.
So how does this work properly? Can I get a proposal created for free? And are there specific terms or agreements I should pay attention to?

nordanney29 Sep 2014 09:23You will need to negotiate with the architect about what additional deliverables they provide for free.
However, an initial floor plan and a cost estimate will probably not be sufficient for comparing offers. Final prices for both house types will only be determined after selection of materials and finishes (prefabricated house) and after completion (architect-designed house).

Of course, the final prices can only be confirmed after completion – but you have to start somewhere.

Wanderdüne29 Sep 2014 10:06When hiring an architect, it is common to provide your budget upfront and then receive a design that stays within that specified framework. It is important to clarify in advance how far the procurement process will go and when a fee claim arises. A phased contract is often helpful as well.

Although, you basically always do it that way, right? We haven't gained that much experience yet... 😉
So, during the conversation we already had with one prefabricated house supplier, we first mentioned our price range and other preferences. He then proposed something from his selection with the appropriate adjustments. He will now calculate the costs, and there will be a second appointment where we will see if our wishes fit within our budget.
We will have another appointment with a prefabricated house supplier at the end of next week.

With all providers, it’s very important to pay close attention to the detailed scope of work. Comparing these was not easy, but in the end, it was well worth the effort.
You should also not overlook additional construction costs—some companies mention these clearly, while others do not.
