Sorry, but this is hard to take seriously. Was this created just for fun puzzling together, or do you actually plan to build? If so, when?

Please show us the house on the plot. Elevation details are essential.

Is there a zoning plan / building permit?

Do you already own the plot?

Is this a building lot?

The budget question has not been answered. Without an answer, hardly anyone can help you here.

An incomplete questionnaire is of no use.
The design is awful.

A real estate agent might say, "extremely unique house, stand out from the crowd"...
Send it straight to the recycling bin and let someone who knows what they're doing handle the planning.

“Retirement” and “mountains” don’t really go well together. Unless you enjoy taking the local bus to go shopping, are fine with just having a veterinarian nearby, and, as a traditional mountain dweller, don’t place much value on hair salons.
