Whether an architect is worth the money can unfortunately only be judged once the building is completed. Therefore, you cannot determine if an offer is a good deal just based on the price. Just because an architect is expensive does not mean they are good, and conversely, a cheap one is not necessarily worse.

How much does an architect cost? Lawyers have a fee schedule—what is it called for architects? Actually, we don’t know much about building yet. In a year, that will probably change.

the fee schedule for architects is called HOAI.
The initial project phase, which accounts for about 3% (service phase 1), might already be completed for you since you already have a plot and roughly know what you want. So it’s possible the architect doesn’t have to charge you for that anymore.
When calculating with the HOAI calculator, you can uncheck that step accordingly.

So it could be that the architect doesn’t have to charge you for it anymore.What exactly is included in the preliminary analysis? We also already have a plot of land and fairly precise ideas, but the architect still wants the 3%. Plus extra charges for the structural engineering and additional fees for the “technical installations.” Is that normal? Altogether, we end up with 13%, which can’t be right. However, we want to build a passive house, and there aren’t many architects who are really experienced with that. Best regards, tigermaus
