ᐅ Basement Height: 1 Meter vs. 60 Centimeters – Cost Perspective

Hey,

we are working with our architects on a well-advanced design and are about to apply for the building permit / planning permission.

One of the final decisions is whether the basement (with a waterproof concrete tank) should extend 60 cm or 100 cm (24 inches or 39 inches) above ground level.

According to our architects, choosing 100 cm (39 inches) might save a little money, but it wouldn't be significant. They also consider earthworks and the waterproof concrete tank as major cost factors.

From my understanding, earthworks and the waterproof concrete tank should be noticeably cheaper if we go for 100 cm (39 inches) height above ground (less excavation, less concrete for the waterproof tank, less volume that needs elaborate moisture protection). Visually and regarding the terrace, 100 cm (39 inches) would be fine for us.

Is it worthwhile to go for the 100 cm (39 inches) basement height? What are your thoughts?

If the finished floor on the ground floor is 10 cm (4 inches) higher than the street, that should be sufficient. Why is the street so much higher? Is there a slope?

Do you mean the knee wall when you say 75 cm (30 inches) attic height?

Does the architect already have a cross-section drawing that shows the situation?

The additional 50 m³ (1,765 cubic feet) of excavation probably won’t make much of a difference.

Hey Ant, hey Hanghaus and everyone else,

thanks for your replies. We were just on vacation and I’m only now back online. I will create a post in the next few days, as you suggested, Ant.

Hanghaus, I don’t know why the road is higher; it’s at the edge of the village and the fields beyond are simply a bit lower. But it’s not a hillside location.

The attic floor is allowed to have 75% of the area of the ground floor. The knee wall is 0.5 m (20 inches).

Yes, there are already design plans and cross-sections, but I’m not sure to what extent we are allowed to share them online since it’s the architect’s intellectual property. I’m still looking into this, also with regard to the post suggested by Ant.

I meant your post #12:

I’ll start from the end: yes – preferably with the completed questionnaire pinned at the top of the floor plan section, and linked both ways with this thread.
