we are planning to build a house but do not have a plot of land yet. We do not want to buy the land from a home builder company, so we are searching independently. We are from Frankfurt am Main (we understand that we will have to leave the city and move to the surrounding area) and every plot we find online costs millions – more suitable for investors. So searching on platforms like ImmoScout is obviously not the right approach. Since we don’t know anyone to ask for advice, I thought I’d ask here how to best search for building land in our situation. We often hear from home builders about their land services, so maybe there are independent land agents like that as well. I have made some calls already, but they all said they specialize only in real estate.
Just to clarify: we understand that no plot is given to us for free. But between the official land value and three or four times that amount, there should be options.

k-man202118 Sep 2023 22:53How far do you want or are you able to move out from Frankfurt? If you head towards Fulda, it gets significantly more affordable.

I just find it frustrating that there are no available properties, even if you’re willing to pay extra. We hope that changes when we widen our search radius…

Flexibility is important. You are not the only ones in your region or nearby looking for a plot of land.
I can only advise not to exclude developers outright. Often, a semi-detached or terraced house, or a project with multiple single-family homes on small jointly owned plots, is still better than staying in a rental apartment or condominium.
Many developers also do not have significantly different prices or scopes of work compared to independent general contractors. Even when building with a builder or general contractor, not everything is possible because the budget is limited. Ultimately, the paired transaction is often unattractive only because you have to pay property transfer tax on both parts. But as you mention yourself, you would accept additional costs. That would then be the added cost.

Frankfurt or Heidelberg, as long as it’s Milan or something similar… I see some clarification of the background is in order. Such properties do exist in reality, or at least are planned, whereas land service offers are often imaginary. What is your main motivation, by the way, for looking exclusively for “brewery-free” plots?
