ᐅ Finding a Plot: Strategies for Metropolitan Areas, e.g., Frankfurt

Hello everyone,

we are planning to build a house but do not have a plot of land yet. We do not want to buy the land from a home builder company, so we are searching independently. We are from Frankfurt am Main (we understand that we will have to leave the city and move to the surrounding area) and every plot we find online costs millions – more suitable for investors. So searching on platforms like ImmoScout is obviously not the right approach. Since we don’t know anyone to ask for advice, I thought I’d ask here how to best search for building land in our situation. We often hear from home builders about their land services, so maybe there are independent land agents like that as well. I have made some calls already, but they all said they specialize only in real estate.

Just to clarify: we understand that no plot is given to us for free. But between the official land value and three or four times that amount, there should be options.

In the other thread, I mostly wrote about the financial situation. Which plot of land and where is a different topic, so here’s some background:

My wife and I are both from Frankfurt; I grew up even more in the city than she did. I’ve wanted to move away for at least six years now because I want peace and privacy – and for her, that became important at the latest when our daughter was born. We currently rent an apartment in downtown Frankfurt, but several years ago we lived in Karben, a rather rural area. Our space requirements have increased to five rooms (at least as a perspective) due to my constant home office and now having a child. We both don’t like older buildings and value a certain level of comfort. I’m quite handy and often tinker with various things in our apartments. That always felt wasted because we eventually moved again. I also miss having a garden where I can plant some tomatoes and fire up the smoker/grill.

Regarding the area we want to live in, here’s what I can say: really, the only thing keeping us close to Frankfurt is a small part of the family, so we don’t want to move too far away – Frankfurt should still be reachable within a maximum one-hour drive. The town where we move should not have a dead center; alternatively, a good connection to a lively town would balance that out. For example, when we lived in Karben (there is practically no town center there, nowhere nice to go for coffee), Bad Vilbel with its bars and cafés was only two S-Bahn stations away. Also, my wife is very reluctant to drive, so good public transport connections are essential (I partly exclude buses, since if they run only every 30 minutes, are unreliable, stop at every farm, and operate only until 9 p.m., they are of little use to us). Ultimately, some metropolitan area should be accessible, like Frankfurt from Karben, Mannheim from Weinheim, and so on.
