Hello,
I have to admit that we approached the house construction quite naively...
We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?
Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

Did you have any alternative offers, so that canceling might make sense? What you’ve shared so far sounds a bit vague to me, although we don’t have many details. Maybe you could clarify a bit more for us.

I only know that disposal costs are currently extremely high. We spread all our excavated soil around our property because disposal was too expensive for us. We were quoted around 400€ per truckload, and that doesn’t even include the landfill fees, just the transport.
And when it comes to basement excavation, the amount that fits on a truck is quite manageable.
Can you store it somewhere on your property? If not, can you still change the basement plan? I don’t think this was properly planned. If waterproofing wasn’t factored in and you didn’t budget for soil removal or earthworks, it could blow up your budget. Unfortunately, only drainage was included in the basement plan, which according to the soil report, is not feasible...
Unfortunately, we can no longer change the basement plan without having to start everything over again.
Yes, storing the soil on the property would still be an option.

So, the price includes quite a lot except for additional building costs like soil removal, etc. We also received alternative quotes from Massa Haus and Heinz von Heiden, but both were more expensive.

RegardsDid you really plan to just dig a basement into the ground without any waterproofing or similar measures, and simply surround it with drainage?
If that was really the plan, you urgently need professional advice. I can’t imagine the builder wasn’t aware beforehand that this wouldn’t work.
