ᐅ Building Planning – What Are the Next Steps? How Did You Handle It?

Hello dear forum,

I am new here but have been reading for a few months and gathering information.
My husband and I already own a sloped plot of land and want to build a house on it. Currently, there is an old house on the property which is rented out, but we plan to demolish it.

Since December 2013, we have been seriously considering and researching our options. We first checked whether it would be worth renovating the old house (according to professionals, it is not) and then informed ourselves about different construction methods.
By now, we are about 80% certain that we want to build with a monolithic brick wall. The house will be a single-family home with roughly 140 sqm (1507 sq ft) of floor area and a basement. (Due to the slope, the basement will partially be above ground.)

So far, we have had an initial contact with an architect and a structural shell contractor, both from the local area and with good reputations. We liked both, and they took plenty of time to visit the site.
  • The structural contractor is also a civil engineer and offered to draw up the plans as a separate service. Afterwards, we could build with him, and he would deliver the shell structure plus roof and gutters. For the rest of the work, he can recommend companies and support us.
  • The architect offered us a free preliminary design, after which we could decide whether to continue working with him. The rest would then be billed according to service phases and HOAI (Fee Structure for Architects and Engineers). However, I am somewhat hesitant about the costs if we have to engage the architect for all service phases....

So far, we do not have any floor plans, offers, or price estimates for the new house. We want to do some work ourselves and have some skilled tradespeople among our acquaintances who can help us. However, I am not sure whether, for example, we could handle the tenders properly, etc. So we somehow still need someone to support us during construction and to handle tenders and/or inspections.

What is the best approach now? How have other self-builders done it? Just go to a designer and have them draw plans, then get offers and pay separately for the planning services? Use planners from construction companies and not hire an independent designer? Hire external experts to handle inspections?

Do we first need a plan to know what an architect would charge for all service phases? Or can we already request cost estimates in advance? So far, I have no idea what building with an architect would actually cost us...

As you can see, I am a bit unsure at the moment :-)

we faced the same question ourselves.

We are currently working with an architect who we like and who has good ideas to complete the planning up to the building permit / planning permission stage. After that, we plan to contract the trades individually on our own, except possibly for the structural work.
In addition, we will hire an external inspector (TÜV or Private Builders Association) to oversee and check the trades.

thanks for your responses. So, we should probably ask the architects and also the other civil engineer once again for a detailed estimate and a formal "quote." :-)

@milkie: So, you asked about costs even before the plan and then chose the architect that seemed best for you based on your gut feeling.

@Flo5983: I would be glad to hear more about your project. Which experts you actually decide to hire, and how the planning and initial cost estimates worked out. Do you have a home building blog?

Hello WildThing,

Not yet, but I think it will come. We're still at the beginning, and I believe the shell construction will start in May/June 2014. Until then, there will be a blog.

Planning up to the building permit is not much yet. On what basis do you want to contract the trades afterwards? With which bills of quantities or scope of services? Are you sure you can handle the tendering, coordination, and contracting on your own?
