What is the most important / fundamental question about the floor plan in 130 characters or less
I have read many posts and am very happy to find such a forum.
We are still in the optimization phase, aiming for optimum use of space.
We also want to take advantage of the slope.
It will be a duplex, our half is about 80 cm (31 inches) wider.
Plinth height planned 25 cm (10 inches) above reference height, allowing a clear height of 2.80 meters (9 ft 2 in) in the ground floor, first upper floor 2.65 meters (8 ft 8 in).
The unusual beams serve as a visual reference for the slope.
Looking forward to your feedback.
Best regards

In my opinion, it will be difficult to comply with the floor area ratio.
I also don’t think the floor space index can be met. 715 * 0.3 = 214.5 m² (2310 sq ft), one floor is 12 * 17.54 = 210.48 m² (2265 sq ft).
With the large dormers and the high knee wall, the roof is probably considered a full storey?
The architect will still need to work on the size.
Hold off on your planning for now.
In my opinion, the budget is too low anyway.

In the development plan, only a floor area ratio (FAR) I of 0.3 is specified for us. Therefore, 0.3 x 714 = 214.2 m² (12 m x 17.8 m (39.4 ft x 58.4 ft)) Mexx110 schrieb:
will be allowed (no floor area ratio specified). Oh... things like that, as well as the fact that the posts are not really addressed or the design is basically set in stone... but _that_ does cause some irritation...
Please share your budget.
My conservative estimate: without corner windows, floor-to-ceiling windows, 3 bathrooms per semi-detached house, etc.
House: Standard
Built volume: 214.2 x 4.5 + 214.2 x 5.5 x 0.5 + 2 x 4.5 x 2.0 x 2.0 * 0.5 = 1,570.95 m3 (55,460 ft3) * 700 = 1,099,665
(approx. 350 m2 (3,767 ft2) of living space * 3,000 = 1,050,000)
2 garages x 20,000 = 40,000
2 basements 214.2 * 3 * 300 = 192,780
Additional costs 10% 135,000
Total: 1,467,000
Do you have the 1.5+ million?

I know it will be expensive.
Fortunately, the financing is secured.
The shell contractor (related) and architect (friend) are offering market-competitive prices.
The land value here is 1,500 per m2 (approximately 140 dollars per square foot). The sale value per m2 is around 8,000–10,000 per m2 (about 740–930 dollars per square foot).
Therefore, a certain standard must also be taken into account in this regard.
With these images, I wanted to approach the building authority again to see if I can make use of the hillside location in this way and if I can extend the garage (on the western side).
Best regards and happy holidays
