Hello everyone,
At the end of March, we had initial discussions with several providers. However, we have only received an offer (and further appointments) from one provider so far. At the first contact, all of them immediately mentioned that it would take some time because demand is currently very high.
Therefore, my question is: On average, how long did you have to wait before you could develop a floor plan and a project with a provider, which then resulted in a first offer? I am slowly becoming impatient, as we would like to start building next spring.

If we could submit the building notification (which should be sufficient in our case) by the end of the year, I would be completely satisfied. That is still quite feasible. From experience, I would recommend allowing a bit more buffer time for the building permit / planning permission. Of course, this varies from one building authority to another and even from case officer to case officer, but it can also take significantly longer. Here in Baden-Württemberg, a maximum of 3 months is legally required, but it actually took a full 6 months. Our neighbor is currently having the same issue: the building application was submitted in December and the permit is still pending.

Our neighbor is experiencing the same right now—the building application was submitted in December, and they still haven’t received approval. With a building notification, we could simply start after four weeks. So, I’m relatively relaxed about that.erazorlll schrieb:

Yes, with this "we-just-don't-know-how-serious-the-building-line-is" situation, you should factor in that any design that makes the officer uncertain will have to be reviewed by their supervisor.

Naturliebhaber13 May 2021 14:54The issue with the building line... is basically resolved.
If we don’t get approval from the building authority, we will have the property boundaries adjusted so that only the sizes of the two plots are swapped. But as it stands, we are allowed to build right in the middle (directly on the boundary between the two plots) without the building line being relevant.

The building line issue... that's basically settled. From my perspective, this building line is only resolved if it is changed to the building boundary after a plan amendment or if you receive an exemption.

I’m curious to see if @Escroda can follow this reasoning – I certainly cannot.

Naturliebhaber13 May 2021 15:30There are 2 plots of land. One has a building line; this is the larger one. The house is now planned to be on the smaller plot.
After changing the property boundary, the house will be on the larger plot, and the building line will then be on the smaller plot, which will only have the garden.
It’s a bit complicated, but it works that way 😉
