Hello,

My brother and I are planning to build a senior-friendly duplex. The plot size is 720 sqm (7,750 sq ft). The plot has a 21.5-meter (71 feet) frontage on the street and a depth of about 33 meters (108 feet). The street frontage faces west. We have been planning for some time but still haven’t found an optimal solution. It seems inevitable that a shared driveway will be necessary and that one tenant will have to drive past the other’s side of the house. Does anyone have a good idea on how to approach this?

We have a draftsman available, but he would prefer to have a rough preliminary plan first.

This is not suitable for a draftsman – trying to save money here is a mistake. Besides, you will need an architect anyway for the building permit / planning permission.

If this problem doesn’t lead to consulting an architect, then I don’t know what will. What else needs to happen? An accessible design for seniors that ends up not being accessible because no specialist is involved. A drafter is still a different profession from an architect...

I also think saving money on the architect is nonsense in this case. The house already costs a fortune, so investing in a good architect is worthwhile. Otherwise, I recently found a website that has quite a few floor plans: try searching for Augusta brick construction. The plot layout can only be done with a cadastral map (land registry map).

What comes to mind immediately, as I have a family member who requires care, are the following points:

Doors at least 80 cm wide (for future wheelchair users)
I would recommend a bathroom of at least 13 sqm (140 sq ft)
Walk-in shower 1.20 x 1.20 m (4 x 4 ft)
Kitchen and open living-dining area

These are just some considerations regarding seniors. You never know where life will lead.
