Hi,
I’m asking on behalf of a friend who, by a lucky coincidence, was allocated a plot of land by the local municipality (application process/point system).
Here is some information:
- Total of 24 plots
- Price: 206€/m² (about 19 USD/ft²) fully serviced
- Allocation decided by the municipal council; evaluation of application forms -> point system -> order of plot selection
- North-facing slope
- Defined building envelope (house + garages including ridge direction / exception for the central section)
- Maximum budget 650,000€ (about 695,000 USD) including the land
- Approximately 150m² (1,615 ft²) of living space planned (not necessarily with a basement)
If there is still a “suitable” plot left during allocation, which one would you choose and what approximate costs would you expect…
Attached are the plots in question.
Thanks for your opinions

All the others on the western edge and south side were, as expected, already gone. Could you tell us how the selection process was carried out?

Tell us about the selection process.According to the municipality, there were initially 600 interested parties, then 300 applications. After selection and filtering by the municipal council, 150 remained. The final allocation was based on a "point system."
The procedure was as follows:
- April 2020: Presentation of the new residential area; pre-registration with the municipality
- August 2020: Submission of a questionnaire for evaluation (no public disclosure of points or results); questions included marital status, children, workplace, etc.
- November 2020: Allocation of the 25 plots based on the point ranking by the municipal council (confidential)
--> Result as described above
So, how did it go for you? Were you able to apply with priorities like "1. 14, 2. 09, 3. 22," or only without prioritizing, either for several options or just one? Or were you told something like: "You can have one, and you are the second to last to choose; 22 and 18 are still available, the last person has to take whatever is left" (or can opt out, then the next in line gets the chance)?
Was there any clear and transparent explanation of the selection process?

There was no option to make a preliminary selection—essentially, take it or leave it. Only what was left over was available to choose from.
If you didn’t like it, you could withdraw, and then someone from the waiting list would be selected.
There is no overview or explanation of the point allocation.
