Hello everyone 🙂

We have developed a detailed plan for how the house will be built inside and out. Due to the large living area, my wife and I have different opinions on who can deliver the project to our full satisfaction.

I am in favor of handing the project over to a general contractor, while my wife prefers involving an architect who would tender the individual trades and manage the contracts.

She is concerned that planning with a general contractor might not be ideal when it comes to technical aspects like heating system design or electrical installation.

Which companies in the Wandlitz area have you had consistently positive experiences with?

Friends of ours suggest that it might also make sense to request offers from reliable solid companies in neighboring Poland, for example for the structural work.

It would be great to receive some well-founded advice from a "new resident."

Even for an average-sized house, not having an independent architect usually does not save any money—in the size you are aiming for, it can actually cost you significantly. This is not typically the domain of general contractors (which you probably mean; a developer sells houses or construction contracts along with the land). An experienced architect will not exclude general contractors from the tendering process and often recommends them for contract awards. For a house of this scale, it is worthwhile to invest effort into developing your own detailed scope of work, as sticking to a standard general contractor package can quickly become very expensive overall. Additionally, I would never skip expert advice, no matter how polished I thought my plans were as an amateur—an architect who only prepares permit drawings is unlikely to give you honest, critical feedback. In my view, 200 square meters (2,150 square feet) of living space is the limit for using a general contractor alone—are you legally insured?

It will be the same as in all areas: if you don’t take the time to thoroughly familiarize yourself with each trade, which is only possible if you have a solid technical understanding and sufficient time available, you will need an experienced professional to support you.

I would really appreciate the opportunity to discuss directly with neutral experts in energy generation, heating, electrical work, structural construction, etc., and to develop precise detailed specifications.

Only once these detailed scopes of work are roughly defined do you look for a contractor to carry out all the necessary tasks.

So, the next step is to find these neutral experts 🙂

Do you even know how much 350 m² (3,767 ft²) costs? It can easily reach seven figures.
