I’m reviving this thread again.

I’m new to the forum and expect to receive my quote from Kern-Haus tomorrow. So far, the impression of their houses has been very positive. We were able to visit a house in the shell stage and another nearly completed one.

Can anyone share real-life experiences? How is living in these houses, and how did the construction process go?

I am familiar with both their building specifications and the associated contract documents. If you decide to go with the Quietschehaus, I would recommend asking for a Hilti as a gift at the topping-out ceremony, because in the 1 cm (0.4 inch) interior plaster, barely a nail can hold a picture.

1. It’s not made of stone, but prefabricated high-insulation formwork elements that are reinforced with concrete and rebar.
2. Personally, I’m not a fan of this construction method, but I know people who have built this way and are happy with it.
3. In terms of living quality, there is no noticeable difference compared to other construction methods (single-family houses, real multi-family houses).
4. We also had contact with the company and visited construction sites.
It does work... yes, if only it weren’t for the...

@Bauexperte: What do you mean by "squeaky house"? We visited, among others, a nearly finished house, and everything looked very good. The only thing that bothered me was the knock test on the exterior walls—they sounded like a bongo drum.

Their houses also have a mechanical ventilation system with heat recovery, and the indoor climate was really excellent.

This afternoon, we will receive the cost estimate for our project (custom-designed, not a catalog home). It would be really helpful if I could address specific issues.

The "walls" are assembled like a modular system and then filled with 15 cm (6 inches) of concrete.

When the individual blocks are stacked, the material used to contain the concrete causes a noise. That’s why this system is called "squeaky house" in the industry.

I was referring to the way the masonry is constructed. Bauexperte has already explained that.

I personally cannot get used to this building method. But everyone has to decide that for themselves. As I said, in terms of quality and consultation, Kern-Haus is acceptable.
