ᐅ Additional cost for beech staircase compared to oak staircase

Hello everyone,

We are currently finalizing the plans for our single-family home. We are building a traditional solid brick house with a prefabricated house provider.

The offered price from the house supplier includes, as I believe is common with most providers, a two-stringer solid wood staircase made of finger-jointed beech. Since we don’t like the look of beech for aesthetic reasons, we would like to upgrade to knotty oak. The supplier is charging an additional 5,100 euros plus about 700 euros for an oiled finish. Do you think this extra cost is justified? The staircase itself remains the same, just oak instead of beech. It seems a bit high to me, especially since acquaintances have mentioned surcharges of around 2,000 euros.

Perhaps someone here has experience they could share with us. Thanks in advance.

Are you sure this is only about the material? Has the construction changed?
How large is the overall order?
Maybe you have a lot of wood elsewhere on the staircase.

The total order is approximately 340,000 euros plus additional construction-related costs. We only requested the change to oak. That means, in my opinion, the staircase itself should remain the same as in the original quote.
This concerns two staircases (the staircase from the ground floor to the attic and the staircase from the ground floor to the basement). I don’t yet know the exact number of steps.
But I’m already sensing that something doesn’t add up, and that I should request a precise and detailed explanation for the price difference.

Ok, so there is at least one more staircase than I have.
In that sense, it is still quite high, but not completely unreasonable.
If the staircase overall requires a lot of material (long gallery?),
then that could be the case.
I would still ask if it is possible to exclude this from the scope of work.
Parts of it can be subcontracted to third parties with relatively low risk.

The material price for oak is significantly higher compared to beech. For example, at Holzland, the cost per square meter of beech stair tread panels is €68.75, while for oak it is €185.16 per square meter.

So, for 4 steps that's an additional €120. For €5,100, that would mean 170 steps could be upgraded for the original poster. So, from the basement up to the 12th floor.

For us, the surcharge for upgrading from beech to oak per staircase (14 or 15 steps) would have been 1400 euros. Times 3, that’s 4200 euros. This was invoiced directly by the staircase builder. Others who worked with the same builder chose the standard beech option in unfinished wood and stained and clear-coated it themselves. That also looks cool!
