Hello everyone,

We are currently finalizing the plans for our single-family home. We are building a traditional solid brick house with a prefabricated house provider.

The offered price from the house supplier includes, as I believe is common with most providers, a two-stringer solid wood staircase made of finger-jointed beech. Since we don’t like the look of beech for aesthetic reasons, we would like to upgrade to knotty oak. The supplier is charging an additional 5,100 euros plus about 700 euros for an oiled finish. Do you think this extra cost is justified? The staircase itself remains the same, just oak instead of beech. It seems a bit high to me, especially since acquaintances have mentioned surcharges of around 2,000 euros.

Perhaps someone here has experience they could share with us. Thanks in advance.

No, but what is the alternative?

That also seems high to me.
In my inquiries, I found an additional cost of around 500 to 2000 euros for oak compared to beech.
Are you sure this is only about the material? Has the construction method stayed the same?
How large is the entire project?
Maybe you still have a lot of wood for the staircase sourced elsewhere.
The staircase builder selected by my general contractor was also way too expensive.
I had him removed and am now going with one of three other local staircase builders. I just need to check the samples first.

How many steps are there? Just one staircase or also the basement?

The alternative is the standard option from the offer. We are also willing to pay the stated additional cost, but we want everything to be handled properly. Therefore, we were hoping that someone from this forum could provide realistic additional costs or share what their upgrade to oak cost.

Question if you can exclude the staircase from the scope of work.
