Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

Good grief, I can’t read it anymore.
I often deal with tenders professionally. Can you imagine how much effort we put into preparing bids without knowing whether we will win the contract or how many other companies are also bidding? That’s unfortunately how it works in many sectors, not just in construction. Fortunately, no one is forced to submit a bid and can decide for themselves whether they want to participate or not.

It has been mentioned here multiple times that building a house is the biggest investment in a person’s life and usually a one-time event. So I definitely want a broader overview of the market and pricing.

Regarding bid preparation: if it is all that time-consuming, maybe the industry should consider embracing digitalization. Looking at the offer from B&W, it seems they got it right. It looks like a calculation tool, where you simply select your entire specification (5x door → price x → total y). Then, at the end, a disclaimer could mention that this is a calculated offer and the final price may vary based on detailed planning—which works perfectly for me since I only need a rough estimate.

I don’t want to bring up this topic again now, so back to the subject “construction company in the Stuttgart metropolitan area.”

We recently spoke with a couple of friends who built their home with Hefa Holz & Massivhaus and were very satisfied. We didn’t discuss pricing, but by now a second family member is also building with them. You also often see their signs while driving through Stuttgart...

No problem. Thanks for the tip, but I think we have really completed our search now. At some point, you just have to come to a conclusion.

Regarding your previous question:
We don’t have any immediate time pressure since the plot doesn’t have a building deadline, and we can continue living here for now. Still, we want to address the topic soon and make a decision in the near future. All the remaining providers have confirmed they will send their offers by the end of next week (March 27). If there are any further questions or discrepancies, that will likely take an additional week, and then I hope we can make our decision.

With the first providers, I have been open and transparent about the situation. I explained that we are obtaining other offers and that this process is unfortunately delayed a bit, but we will get back to them promptly once we have everything. So far, this has been fine and understandable for the provider. One prefabricated house supplier pointed out that prices will increase starting in April and that we should decide soon.

How will we make the decision? Honestly, I don’t know, and I think it will be one of the hardest choices.

Right now, our gut feeling is leaning toward solid construction. I actually don’t want Ytong monolithic due to sound insulation and other concerns.
Maybe someone will be out due to price. Let’s wait and see.

That is perfectly understandable, but anyone reading this and facing similar questions should also be aware that there are different ways to approach this topic. Your way of presenting it might lead to the assumption that one requests bids for an identical product from different providers, making the offers directly comparable. That simply does not work this way in construction. Digitalization among construction companies would not significantly change this either. Currently (pre-COVID), it’s simply not a buyer’s market. In other words, if I, as a client, give the impression to the provider that I am only looking to find the lowest price through a bidding process, I might not even receive a realistic offer, because a quality-focused builder can afford to say they are not interested. As a result, mostly those who compete primarily on price might remain. Is that always the best choice?
Everyone is free to handle this as they wish; my point is simply to inform readers here that the experiences shared in this thread can be influenced by such factors. Someone else who, perhaps out of conviction, has already decided early on for solid construction might obtain only three or four offers and come to quite different conclusions.
