Hello,

I understand that this is purely speculative.

How do you assess the situation for the coming years? Will there be an economic crisis like in 2008/2009, followed by a decrease in construction costs and many houses (including “newer” ones) being sold?

I’m looking forward to your thoughts.

I am not questioning that interest rates will rise; it’s just the time frame of "within the next 5 years" that I doubt.

What happens in 7 or 10 years doesn’t concern me much, probably neither the original poster. With the amounts involved (€380,000 (about $410,000) and up) and current interest rates, no homebuilder is likely to finance only for 10 years—unless they like to take risks. For €250,000 (about $270,000), I think a 10-year term is reasonable.

A solid financing plan is essential. More likely, tight finances will suffer if the spouse works in a vulnerable industry and cannot find a job or faces a pay cut. Then vacations get canceled, the new iPhone, gym memberships. The wife gets anxious and leaves the husband, and in the end, the property is auctioned off. You would have to live in the same area and have enough equity to place a successful bid. Do I consider such a case realistic? Probably not.

I think: apart from climate change, heat waves, and other climate shifts, we’re doomed anyway: the economy will collapse, Trump is acting crazy...
soon, we probably won’t even be here.
