Hello,

we have a rather narrow plot (15m (49 feet) wide) with a slight slope down to the street and want to build a detached house with a basement and a double garage. Now we are wondering where the most cost-effective place to put the garage would be. I do not want to face a garage door from the street; instead, I would like a harmonious, symmetrical facade.
This naturally makes things a bit more complicated.
There is enough space behind the house, but with a 3m (10 feet) setback from the neighbor, it is also difficult to turn into a garage located at the back.

I would be very grateful for ideas and advice!

That is actually the classic option for a garage in the basement.

That’s usually not the issue. If you drive past the right side of the house (using the 3.00m (10 feet) space) to reach the garages on the left side behind the house, it should work fine; of course, you will lose a significant part of the garden because the vehicles need turning space when exiting the garage. The real question to answer is what the building authority says about this idea. Normally, the zoning plan defines the area where a garage can be built.

What does your architect say about this?

I think you can forget about the double garage. Depending on whether a boundary development / party wall build is allowed, I would do it like in the sketch. However, I don’t know your property.

Alternatively, the garage could be placed in the basement.

Thank you very much for your quick responses.

The driveway is planned to be on the left side of the house. A little further back in the garden, there is already a small garden shed on the right side (south), which might need to be accessible by a passage. Therefore, unfortunately, the garage cannot be built on the property boundary, especially since the neighbor would certainly not allow it.
We are still at the very beginning of the planning process. I am currently in the process of obtaining information on planning regulations. However, it seems that there is no formal development plan.
Another question is whether it will be possible to get into the garage easily if it is attached to the back of the house. There should be direct access from the garage into the house.

I would be very grateful for any further suggestions!

What the neighbor allows or not usually does not matter. In Rhineland-Palatinate, if nothing else is regulated, it is permitted to build a garage along the property line for 12 meters (39 feet) in length. This may not be higher than 3 meters (10 feet), if I remember correctly. In Baden-Württemberg, the allowed length is 9 meters (30 feet).
