ᐅ Floor plan design for a detached house with approximately 145 square meters

Hello everyone,

We are going to build an end-of-terrace house together with a general contractor and have, of course, already planned the floor plans and thought them through accordingly.

The plot measures 10 x 21m (33 x 69 ft), and as currently planned, the maximum available space has been used up, leaving us with enough room for the garden.

On the ground floor, the staircase will be closed off at the bottom and then used as additional storage for drinks or cleaning supplies. The utility connections will also be located in the cloakroom—my wife wanted a separate room so that shoes and jackets don’t always clutter the hallway.

From November, we will be four people, so we have decided to live together on one floor (the upper floor) with our two very small children, as it is simply more practical. A requirement for our master bedroom was the possibility to place a wardrobe 3m (10 ft) wide. However, we are still not completely satisfied with the layout of the upper floor, although we cannot think of any alternatives. The bathroom should stay the same size.

The attic will include a guest room, which will mainly serve as a playroom for the children and me. A large dormer will be added there. Later, one of the older children could move up there, and the two children's bedrooms on the upper floor would be combined into one large room. We both need a home office, so it is designed somewhat larger.

We intentionally moved the technical equipment to the attic because we are building without a basement, which would have meant placing it on the ground floor. That would have significantly reduced the available space there. We will also use this area for the washing machine and dryer, as well as an additional storage room.

Additionally, we will have a converted loft with a height of 1.36m (4 ft 6 in) as extra storage space.

My response turned out a bit futuristic.
Width of the version is 6.50 meters (21 feet 4 inches).
I haven’t calculated the total floor area anymore.
I assume that the building permit / planning permission proposal will be built anyway. Therefore, this should be seen simply as a contribution to the forum.

Why like this? I think the original poster has considered an integrated staircase and simply wants a large open-plan space.
In the attic there is a gallery for hobbies and play. Later it can be used as an office, and the parents can move there.

Edit: shaft in the northeast WC and upwards. I deleted it in between, and due to lack of time the doors are also missing – but it is only meant as a sketch anyway.

... looks a bit like a mushroom from the side.

I prefer the open-plan living area like this rather than the typical terraced house layout ... partly because of the possible sofa arrangement.

It also clearly shows that 3m (10 feet) in front of the house is probably not enough.

Honestly, I think the whole car discussion mixed with attempts to save the garden is complete nonsense. I’m not going to build a house where I struggle to park my car for my entire life – and I really mean struggle. The main point is to have a comfortable place to live. First and foremost, there must be enough space for the necessary things. If two parking spaces are needed, then space must be provided for them without blocking the front door or scraping the car against the house wall. With 210m² (2,260 sq ft), there simply isn’t room for an orchard or a soccer field. There’s a terrace and maybe a rose bush – that’s it.

I would like to take this opportunity to acknowledge kaho674, kbt09, and ypg. The work, dedication, and time invested in various topics is truly impressive.

In my opinion, ypg’s proposal today reflects a very reasonable solution. @goalkeeper, is there any way you could still consider building with a basement? I think that would significantly ease the situation.
