Hello everyone,

We are considering purchasing a plot of land through a real estate agent. The purchase of the land is linked to the construction of a turnkey house. So, we have an overall offer (land + house without additional construction-related costs).

Does anyone have experience with this? What else should we be aware of? We are uncertain about additional costs that may arise, which the agent did not mention during the construction discussion. I would appreciate any tips.

And you are then also bound to the materials he uses for construction, or you can choose others only by paying a significant extra cost.

All exterior and interior walls are predetermined. Only the selection of items such as tiles in the bathroom, fixtures, number of windows, etc., is up to you.

What is the total price of the house including the land? Which federal state is it in?

And how high is the real estate agent’s commission?

  • House + land approximately 407,000€ WITHOUT the mentioned additional building and other costs.
  • North Rhine-Westphalia – Krefeld
  • Agent commission only on the land, about 4,000€

Okay. Then the land registry and notary fees alone are almost €37,000 plus the broker fee, so your additional purchase costs are already around €41,000.

On top of that come the further ancillary building costs like utility connections, civil engineering work, drainage, fees for authorities, etc., which start at about €20,000.

Outdoor facilities, carport/garage, landscaping, furnishing, kitchen are also still missing.

And who knows what else might be missing from this turnkey offer!

You can forget about the estimated amount from the broker.

Well, with 500,000 you will definitely end up with around that amount, maybe even a bit more.

When everything is finished, you will easily exceed that. :-)

However, this does not mean that a different approach, such as individual contracting, will be cheaper.
