Hello everyone,

We are considering purchasing a plot of land through a real estate agent. The purchase of the land is linked to the construction of a turnkey house. So, we have an overall offer (land + house without additional construction-related costs).

Does anyone have experience with this? What else should we be aware of? We are uncertain about additional costs that may arise, which the agent did not mention during the construction discussion. I would appreciate any tips.

You need to be aware that you pay the real estate transfer tax on the total purchase price, not just on the land.

Regarding additional costs, no one can give you an accurate estimate based on the limited information provided.

The real estate transfer tax (applied to the entire amount!) is likely to be quite substantial. It makes a big difference.
Depending on the plot of land, there are more or fewer costs: connection fees; connection costs (construction costs for the connections); earthworks and disposal costs (there is a current thread about this); and depending on the landscaping plans, additional costs may apply.

Whenever possible, DO NOT buy combined plots: you can easily lose tens of thousands of euros for basically NOTHING!

A very clever developer! Additional construction costs are the biggest unknowns in building, which almost always ruin any budget, and he wants to pass these on to you, plus the property transfer tax as a penalty... Impressive, but there is always someone willing to sign something like this.

Yes, the situation described is the “worst” type of new build for the homeowner in terms of risk and cost. If I had to choose between building like this or not building at all, I would choose not to build. After all, I have nothing to give away.

And you are then also bound to the materials he uses for construction, unless you choose to pay a substantial additional fee for different ones.
