The plot has a size of 525 m² (approximately 5,650 sq ft) and will not be very easy to build on since the width of the plot is only 15 m (49 feet) and the length is 35 m (115 feet).

If the house has a width of 9 m (30 feet), that should be doable, right?

Would it be advisable to consider a prefabricated house, for example, a wood frame construction? Since that saves space. Or how does it work with a crane?

The plot is easily accessible by trucks because the street is quite wide. Unfortunately, there is a fence on the left and a hedge from the neighbors on the right.

Regulations: a 5 m (16 feet) setback from the street at the front; no setback is required on the left and right sides.

Basically, yes, as long as the setback requirements are met.

Timber frame construction can save about 5-10cm (2-4 inches) compared to solid construction. It depends on the specific requirements.

Yes, building on the property boundary is possible because it is so narrow.
