we would like to build a one-and-a-half-story single-family house with about 125 sqm (1,345 sq ft) plus additional development space in the attic. Without a basement but with a 9 m (30 ft) garage.
We have a plot of land in sight, which we hope to reserve by May. We have already had several appointments with construction companies, including TaC, a developer from Krefeld, and one from Sonsbeck. I feel increasingly uncertain. Both developers offer roughly the same concept, but their prices differ significantly. One says that a ventilation system is not necessary for a KfW 55 solid construction house, while the other says it is very important. I am completely confused. Intuitively, the developer from Sonsbeck was our favorite—until we saw the cost estimate.
It is just too expensive! With TaC, the costs are within our budget, but opinions about the company are mixed.
Does anyone have experience in the NRW area?

Dreamcatcher, please make sure to inform yourself properly and not just rely on Konrad Fischer. EVERYTHING you write is incorrect. There are no grooves. Cleaning systems have existed for a decade. Mold is a permanent issue in an airtight house. And have you ever heard of the word filter? Alternative facts like Trump? Man, oh man... so much simplicity is frustrating...

No, the currently valid "Energy Saving Ordinance" is mandatory. At present, it is the Energy Saving Ordinance 2016.
According to my layman’s understanding, this corresponds to approximately a KfW 70 standard. However, with relatively simple measures (for example, adding controlled residential ventilation, a heat pump, photovoltaics, solar panels, or better insulation), one can already meet the KfW 55 standard and therefore a) receive a €5000 grant and b) benefit from better interest rates on a €100,000 loan.

toxicmolotof29 Apr 2017 23:22Compliance with the energy-saving regulations is a must. The standards required by KFW (a development bank) go beyond this level and are intended to reduce energy costs.
