Good morning,

I couldn’t find anything suitable on this topic, so I’m starting a new thread.

We have the opportunity to receive a manufactured house – for free.
It was built in the mid-1980s by the company Schwörerhaus.
We already have a vacant plot of land available.

The only condition is that we have to handle the dismantling and transport of the house ourselves.
Although I am somewhat handy, I’m not capable of dismantling and reconstructing an entire house on my own. Therefore, I wanted to ask if anyone has a rough idea of how this could be done and what the approximate cost might be. Of course, I understand that no one can give a fixed price since there are many variables. I’m only looking for a rough estimate – are we talking about around 10,000 euros, or closer to 50,000? I have absolutely no idea.

The house has about 200m2 (2,150 sq ft) of living space across three floors (ground floor, upper floor, and attic), a conservatory, and a small garage.
It would need to be dismantled, transported to us (approximately 150 to 200km (90 to 125 miles)), and then rebuilt completely ready to move in. Since the house was occupied until recently, it is fully finished with heating, plumbing, electricity, and everything else already installed.

Where is the best place to get quotes for something like this? Directly from the manufacturer (Schwörerhaus)?
Does anyone have a vague idea how much a fully complete project like this might cost? Just a ballpark figure?

Directly is best. At the very least, they can provide you with recommendations since they change their model homes more often and have competent partners.

I would estimate the costs to be comfortably in the high five-figure range plus the cost of a concrete slab, considering that everything also has to be dismantled. I'm not even sure if this is possible at all.

Or you can ask at model home parks with the providers whether and how something like this could work. It doesn’t necessarily have to be Schwörerhaus. I have also heard that the model homes are dismantled and sold after a certain period of time.

A high five-figure amount sounds a bit too much to me.
I was rather expecting a mid five-figure range.
The tip about the model home village sounds good, I will visit there sometime this week.

It will likely depend on how much needs to be dismantled. Removing the roof covering, taking down the roof frame. Opening up walls, partially removing installations (electrical, plumbing, heating) to be able to remove individual walls. Then there’s the question of how to handle the screed. Whether it can stay in place, be transported somehow in one piece, or if it needs to be removed and then replaced. It’s probably not an American mobile home that you can just load onto a trailer and drive away.

This is just personal opinion and speculation.

From gut feeling, I would estimate that you will spend at least 200,000 € (more likely more) for the whole thing.

Foundation, slab, connection fees, removing and replacing the roof covering, dismantling piping and wiring, removing fixtures including plumbing and kitchen, medical costs, transportation costs, screed may need to be redone, tiles will likely break, flooring needs to be taken up and relaid, insurance....
