ᐅ Which plot of land would you choose?

Hello everyone,

We are currently focusing heavily on searching for a plot of land. Two new residential areas are being developed nearby. I refer to them as "lower" and "upper" so you don’t get confused 😉

Plot A:
- quiet location
- all flat and level
- very nice atmosphere due to a small river and bike path
- generally lower price per square meter (sq m)
- neighbors on all sides (see image)
- uncertain regarding sunlight exposure and possible shading?

Plot B:
- slight slope (additional costs due to leveling, etc.)
- no neighbors at the back or on the right side
- unobstructed southwest-facing view
- possible odor / farming activities as we are right next to a field
- possibly higher price per square meter (sq m)

Both plots have pros and cons... we are really unsure. The lower plot has a very nice location since it is flat and quiet. The feeling is very pleasant. However, we are concerned about sunlight exposure, as we fear we might get little sun due to the neighboring houses. What do you think?

The question arises as to why the price per square meter is cheaper by the river?!

Are we talking about the same location?

Yes, we are. By the river, the plots are managed by the municipality, while the plots “up there” are sold by a private investor. On the hillside, you simply have a nicer view.

Very secure; nothing will happen there during our lifetime.

A view is definitely a great feature, as long as you can orient your house later to enjoy it. Low sunlight, especially during the darker months, would be a deal-breaker for me. But no one here really knows how much that applies to your location by the river. There are geoportals where you can simulate sunlight exposure for every season.

I would prefer the corner plot. But yes, both options have their pros and cons. However, with option A, it is uncertain what will be built next to it.

Do you know a good one? I’ve tried a few but haven’t found anything useful. Also, I’m worried that the houses next to us might cast shadows on our property.
